Despite the fact that retail outlets have suffered greatly by feeble economic growth and an unemployment rate that&#8217;s loitered at around at least 9 percent for many months, TIAA-CREF and APG Algemene Pensioen Group NV have purchased stakes in five U.S. malls. The managing director of TIAA-CREF&#8217;s global real estate portfolio, Scott Kempton, was quoted in the article as saying in the statement that was issued was interesting indeed.<br />
Bloomberg notes that the Teachers Insurance and Annuity Association &#8211; College Retirement Equities Fund, or TIAA-CREF, manages $469 billion, including retirement assets for teachers and researchers. It currently owns stakes of roughly $17 billion in office, retail, industrial and apartment buildings in the U.S., Canada, and western Europe. APG, reports Bloomberg, is a Netherlands-based pension fund provider with assets of roughly 280 billion euros ($385 billion).<br />
TIAA-CREF is in an industry giant. It was established in 1918 by Andrew Carnegie and his Carnegie Foundation for the Advancement of Teaching, under the guidance of Henry S. Pritchett. It grew into the leading financial services organization we know today that manages retirement funds for academic, medical, cultural, governmental and research fields. Well I think I am going to review some more Big Bear and Oahu real estate.</p>

Restaurant profits have been squeezed by high food prices and customers’ belt-tightening. Apparently, commercial mortgage-backed bonds are in red-hot demand. Leslie Patton, Jonathan Keehner and Tara Lachapelle, wrote about this story for the Bloomberg business news website. The story, under the title, “Rush to Restaurant Real Estate Brings 53% Increase in Valuation: Real M&#038;A,” was posted Sep 12, 2011.<br />
Patton, Keehner, and Lachapelle write that the 10 largest U.S. restaurants that sell for less than the value of their property, plants and equipment trade at 70 cents on the dollar, and while since these restaurants are falling to in comparison to the Standard &#038; Poor’s 500 Index this year (of companies on the list)&#8230;<br />
Why can’t people make money from doing something productive, rather than merely sucking value out of something? A cheap bid may indicate a contractor who does not plan properly, cuts corners, or who simply does a poor job at estimating expenses.<br />
Remember that when seeking remodeling or expansion services, or looking to make repairs of damages from natural disasters, you are very vulnerable to con artists, unlicensed contractors, contractors who don&#8217;t carry proper insurance, and contractors who use off-the-books labor. There are too many ways to go wrong to list them all.<br />
You cannot be too careful.</p>

			<content:encoded><![CDATA[<p>I just returned to South Carolina after a business trip, time to blog on current events (I now have it so that I can blog from my phone without having to make international calls): The insurance industry was rocked by last Friday&#8217;s earthquake in Japan. Insurers will be challenged to estimate damages caused by the tsunami, and the fires that followed the monster 8.9 quake, as well as the earthquake, itself. All in all obviously this should not have much of an effect on <a href="http://www.scncinsurance.com/">South Carolina health insurance</a> but time will tell about the world insurance industry.<br />
Japan is famously prepared for such events, but insurance against earthquakes is extremely expensive, and the compensation is expected to be well below adequate. The government, businesses, and citizens will be forced to step into the breach.<br />
Jayanta Guin of Air Worldwide, a disaster-projections company, was quoted in the media as estimating that there are about $24 billion insured properties in the three-kilometer swath nearest the coast in the four prefectures that were the most impacted. There is $300 billion worth of insured property in the four prefectures most impacted by the quake itself. I wonder if they can <a href="https://www.btone.us/">make international calls</a> from there. I understand many such international Long distance service as well as internet service has been disrupted in some areas to a certain extent. I hope here in Utah we do not have to deal with that kind of thing, it would be bad for business.<br />
The BBC Business news posted a story March 14, 2011, under the headline, “Japan quake: Insurers hit by claim fears.”<br />
The story says that initial estimates indicate the damage could hit the insurance industry with about $35 billion worth in claims.<br />
Insurance company stocks fell round the world. Reinsurance agency, Swiss Re, was reported as saying,</p>
